VILLA LUCE
LEROS, GREECE | 2026
The office 2728studio was commissioned to undertake the architectural design, interior and outdoor design, as well as the reconstruction and renovation of a villa originally built in 1909. The project was approached with particular sensitivity, aiming to balance the owners’ requirements with the building’s distinct historical character.

The villa’s reconstruction was carried out using traditional, locally rooted construction techniques. The interior design adopts a minimal and contemporary language, carefully juxtaposed with—and respectful of—the building’s strong identity.

The residence is developed across two levels. The entrance level accommodates the primary living spaces, along with a covered veranda, while the upper level hosts the private areas, including bedrooms, bathrooms, a circulation corridor, and a balcony.

On the ground floor, the layout includes the living area, entrance hall, dining space, storage room, laundry area, and the staircase leading to the upper floor. The kitchen was repositioned, while a new bathroom and a guest room were introduced.

The upper floor comprises a shared corridor leading to the balcony, two bedrooms, a walk-in wardrobe, and two bathrooms. The spatial organization was entirely redefined, with the key objective of creating two distinct bathrooms: a master bathroom for the owners and a secondary bathroom featuring a discreet, “hidden” access from the children’s bedroom.

The central concept revolves around the swimming pool as the focal point, enclosed by vegetation, built elements, and the open kitchen. The architectural language of the new structures draws from traditional elements, establishing continuity with the owners’ neoclassical main residence.

The landscape design is structured around the creation of a cohesive outdoor environment, including a secondary building with traditional characteristics, a swimming pool, an open-air kitchen, a movie screening area, and a planted garden with trees, shrubs, flowers, and defined pathways.

The architectural lighting design enhances the building through a warm and atmospheric approach, highlighting its key features while maintaining a respectful dialogue with the existing structure.

The open-air kitchen is inspired by traditional pergola typologies, incorporating built-in elements such as kitchen counters, seating benches, a dining table, and a lounge area.

Outdoor lighting was designed to create a warm and theatrical atmosphere throughout the courtyard. The planting strategy prioritizes Greek species, selected for their resilience to the local climate and the demands of the Mediterranean summer.
