UNDERGROUND CURVES

LEROS, GREECE | 2026

On a 4,000 sq.m. plot in the area of Rachi, Leros — rich in vegetation, with natural terraces, slopes, and a west-facing orientation — the owners requested the design of a residential complex consisting of a new contemporary house, a swimming pool, an outdoor kitchen and lounge area, as well as the restoration of an existing single-storey stone building into two independent guesthouses.

A key objective was to minimize intervention in the natural landscape, preserving the terrain and existing large trees. The design proposal by 2728studio was based on the construction of a new semi-buried residence on the southern, lower part of the site, the restoration of the old stone building on the northern side, and the placement of the outdoor common area — including the swimming pool and open kitchen — between the two as a unifying element.

One of the most striking features of the plot is the presence of traditional, wave-like dry stone walls and significant elevation changes.

The new residence was integrated into the landscape with a planted roof and the use of natural materials such as stone and wood, minimizing both environmental and visual impact.

The interior layout includes a spacious living room, kitchen and dining area, one bedroom, one bathroom, and a master bedroom with en-suite bathroom and walk-in closet. Large glass openings and a central atrium enhance natural light and ventilation, while vertical light shafts and interior greenery create a theatrical atmosphere within the living spaces.

The residence’s facade draws inspiration from the site's dry stone walls, with a zigzag layout and a wave-shaped roof projection that provides shading and protection from the strong Aegean winds.

The swimming pool is located at a higher level to maximize views toward the sea, framed by mature trees. Behind it, an open-air kitchen, built-in dining area, and lounge have been constructed, sheltered by stone walls and a pergola for sun and wind protection.

The existing stone building was converted into two fully equipped guesthouses with a shared kitchen, storage area, and a traditional wood oven. The original stone walls were preserved, larger openings were introduced, and the interior was redesigned to meet modern hospitality needs.

The surrounding landscape design respects the island's character, with new dry stone retaining walls, stone terraces, planted roofs, and Mediterranean vegetation including olive trees, oaks, cypresses, and native shrubs.

The materials used throughout the project include natural stone, wood, glass, terrazzo, troweled cement plaster, white limewash, and textiles in earthy and pastel tones. The result exudes tranquility and understated luxury, showcasing a seamless architectural integration into the natural environment.

The project represents a contemporary, environmentally conscious intervention that harmonizes fully with the landscape and the unique identity of the island.
